Farmlands is looking for an experienced Property Manager to lead our diverse property portfolio — 100+ sites nationwide, from branches and feed mills to distribution centres and our Christchurch support office.
Reporting to the Head of Procurement, you’ll be both a strategic advisor and a hands-on operator, making sure our sites are safe, compliant, efficient, and fit for the future. You’ll be the go-to for everything property — leases, facilities, compliance, and maintenance — while shaping how our spaces support our people, customers, and communities.
What you'll do:
- Oversee leasing, facilities management, compliance, and maintenance programmes.
- Negotiate leases, renewals, and landlord relationships.
- Lead master planning, capital works, and space planning
- Own operational and capital budgets across the portfolio.
- Handle property damage, repairs, and insurance claims.
- Build strong partnerships with landlords, providers, and stakeholders.
- Drive continuous improvement and efficiency.

You’ll bring:
- 5+ years’ experience managing a large, multi-site property portfolio.
- Proven expertise in property/facilities management and lease management
- Strong financial management skills (budgets, opex/capex)
- Excellent negotiation and stakeholder engagement experience
- Relevant tertiary qualification (project management, engineering, design, or construction preferred)
